Home buying 101 – Inspection

 Buying a home?  Have it inspected while you can still back out. 

Maybe you have heard this before but get a home inspection.  The inspection occurs after the sellers accept your inspection contingent offer. The buyer pays for it.  An inspection contingent offer means that for the buyers the purchase can be cancelled by the buyers if the inspection reveals problems that the buyers do not want to deal with.  Buyers also have the option of asking sellers to make repairs or they can ask for a reduced price and of course the sellers can say no.  

Did you know that in Minnesota termite inspections are not required? It is possible to buy a termite infested home in the Twin Cities but it is rare.  More common defects include leaky roofs, leaky pluming damp basements, and obsolete electrical systems.
